SHORT-TERM SECURED OPTIONS

Short-term secured options are short-term loans, usually, 6-24 months that are secured by real estate and the loan payments are usually interest-only or amortizing.

Traditionally, these types of loans are used as a ‘means-to-an-end’ when you need funds for a short period of time to support a fix and flip, construction or land loan when you have bruised credit and need interim financing.

While short-term secured options are available at traditional banks, private lending is often the solution as it allows you the ability to get ‘in and out’ as quickly as possible, which is usually the best exit strategy for these types of short-term loans.

CONSUMER PROPOSAL - LINKS TO SECURED VISAS

A consumer proposal is a legal settlement agreement – a “proposal” or an offer to pay creditors a percentage of what is owed to them or extend the time you have to pay off the debts, or both. A consumer proposal (CP) remains on your credit report for three years once you have completed your CP terms.

One of the main benefits of a CP is that it allows you to repair your credit in an achievable way. Over the three-year period it is important to show the credit bureaus that you have borrowed money and successfully paid it back in order to improve your credit.

It makes sense to start small when it comes to credit rebuilding to ensure you don’t fall into the same situation that landed you in trouble previously.

Christina recommends a secured credit card with a smaller limited (where you put down a small deposit and the card issuer grants you a slightly larger credit limit) since this may be easier to obtain.
